Repairs were made Wednesday and yesterday. Talked to my account manager today and she said she was shooting for Monday or Wednesday closing. I just want to buy the damn house. Lol. Can't these people hurry up!

I know exactly what you're talking about, this isn't it.
Between family and friends, yes totally normal to reminisce the good times and have a smile to relieve tension. In official occasions no. At the very least only because you're not supposed to do that. And I'm not talking about telling a few jokes at the get together, I'm talking cracking a smile during the precession. And especially not with a bunch of strangers before you go on tv asking for money. That act in itself, going on tv a couple of days later (I mean, for what?) is the last thing on your mind in a situation like that, which I'm sure you know.
Who are you to say "only because you're not supposed to do that."?? That's ridiculous.

"They" are the bank. The appraiser noted it in her report, and the bank indicated to me yesterday that these items might need to be repaired prior to closing. This was at 10pm EST last night, so I didn't get a response to my emails last night.
This morning, I've found out that my friend who is a builder can build stairs for me today, which is AWESOME. He can also install a new garage door opener with the safety feature that's required. In the 80's (when this opener was installed), the auto-reverse feature was not required.
I also found out that in a similar case, my boss' sister had the same deal with a door on her home, and her builder just put a 2x4 across the outside of the door to secure it and that was sufficient for FHA.
So we'll see what happens!!

Thanks, guys. I'm truly not worried about the dollar amount the appraisal will come in at. As I mentioned before, probably to Cramer, I did a TON of research about sale history and prices and my house is not really much different than the average.
I just need to *know*. I have tried so hard to be patient, and keep a smile on, and just try to relax and wait for it to happen, but this week is extremely hard. I really want to close this week so we can move on Saturday and I can have my six days off to try to get the house together. It's not going to be the end of the world if it is pushed to next weekend, but I'll only have one day in the house before we leave town for three days, and then I start school five days after that.
It'll all be ok. Just getting impatient is all.

I seriously need to take a tranquilizer with a glass of wine when I get home tonight. I am clenching my jaw so hard my entire face hurts, and I have checked/refreshed my mortgage status webpage and email no less than 1000 times today.
I hate this!

Have you run comparable sales inside the last six months to see what homes are selling for within two miles of your property? Does your state disclose such information to the public? Some states are non disclosure and you can't pull this info very easily. Do you think that the price you offered was relative to market value? Or was it just a home you liked and felt the price was fair?
Unfortunately for situations like this, unless you have done your homework big time on the price (and feel your contract price is in line with what's been sold), you may be in for a surprise when the appraisal comes in. Down here they've been real dicks about appraisals, but we're a bit different since Florida was such a disaster.
If you're really anxious, call or email your mortgage guy/gal and ask if it came in yet. They would tell you usually.
There's no mortgage on the house currently as it's been paid off by the sole owner for over a decade. That wasn't what I meant so I apologize for the confusion.
And yeah, we did exactly what you're saying over the week after we first saw the house. We found that over the past couple of years, homes in the same area have sold between 10k less and 5k more than our price. There are also homes in the same subdivision selling currently for the same price, but others selling for about 15k less.
Our mortgage guy has been really good about getting us info so I believe he'll let us know the moment something comes in but with it now being Saturday, I'm guessing we won't know anything until mid-day Monday.
Yeah - this is all pretty much right. There isn't a mortgage on it now. It has been owned by the same person since 1955 so it's been paid off for years and years.
With regard to the research I did on the market, our neighborhood (we live 0.7 miles from the new house), sale prices, list prices, etc. It looks like we are paying about average for the house. The thing is it is in phenomenal condition, nothing came up in the inspections that needed to be addressed before move-in, so we just don't know how that affects the value. There are similar homes that have sold for anywhere from 5-10k less than what we are paying, but also some that have sold for 20k+ more, so I think we should be ok. This whole patience thing is not something I am very good at. Anxiously awaiting the damn phone to ring, or email to pop up. Lol.
We will keep you guys posted on Monday or whenever we receive the results. All things going perfectly, we should close Wednesday or Thursday
